1. Objective:
We were recently appointed to carry out a domestic asbestos management survey at this lovely home in Leigh-on-Sea, Essex. The property owners wanted a full asbestos check for peace of mind before starting some light renovation and maintenance work.
2. Our Approach
Our surveyor conducted a thorough, non-intrusive inspection of the property – covering all accessible rooms, loft space, and outbuildings. Each area was assessed for materials that could potentially contain asbestos, with discreet samples taken and analysed by a UKAS-accredited laboratory.
3. Findings
- Soffit Boards: Asbestos cement soffits were identified around the roofline. These were structurally sound and securely fixed.
- Understairs Cupboard: Textured coating applied to the ceiling was confirmed to contain a small amount of chrysotile (white asbestos).
- Old Water Tank: A redundant water tank in the loft was lined with asbestos insulation material, typical of mid-20th-century installations.
- Other Areas: No asbestos was detected in the walls, ceilings, or decorative plasterwork within the main living areas.

4. Recommendations
- Encapsulation: The asbestos cement soffits can remain in place but would benefit from being sealed or painted to prevent surface weathering.
- Specialist Removal: The old asbestos-lined water tank should be safely removed by a licensed contractor due to its fragile condition and location.
- Access Control: The understairs textured coating should remain undisturbed; a clear label was applied to make household members aware.
- Routine Checks: Include all identified items in a basic management plan with reinspection every 12 months or before any maintenance work.
