1. Objective:
Our team was recently asked to carry out a domestic asbestos management survey at this modernised property in Laindon, Essex. The homeowners had recently moved in and wanted a thorough asbestos check for reassurance before planning any interior improvements or electrical upgrades.
2. Our Approach
We began with a detailed walkthrough of the property, carefully inspecting all accessible rooms, the loft space, and the detached garage. As with all management surveys, our focus was on identifying asbestos-containing materials (ACMs) that could be disturbed during normal use or routine maintenance. Samples were discreetly taken from selected materials and analysed by a UKAS-accredited laboratory for confirmation.
3. Findings
- Textured Coatings: Decorative ceiling coatings in one bedroom contained small traces of chrysotile (white asbestos), which was stable and in good overall condition.
- Boiler Flue: The old flue pipe connected to the heating system was confirmed to contain asbestos cement, typical for properties built before the 1980s.
- Vinyl Floor Tiles: A set of original vinyl floor tiles in the hallway was found to contain asbestos fibres within the adhesive layer.
- Garage Soffits: Soffit boards in the garage roof space were suspected ACMs but were sealed and showed no sign of damage.

4. Recommendations
- Safe Management: As none of the identified materials were damaged, they can safely remain in place under normal household conditions.
- Awareness Labelling: Small warning stickers were applied in hidden areas (such as the loft and boiler cupboard) to make future contractors aware of ACM locations.
- Refurbishment Planning: The homeowners were advised to review the asbestos register before carrying out any works involving the floor tiles or heating system.
- Reinspection: A reinspection should be completed every 12 months, or sooner if major changes are made to the property.
