1. Objective:

We were instructed to complete a domestic asbestos management survey at this charming detached property in Harlow, Essex. The homeowners wanted to check for any potential asbestos materials before carrying out general maintenance and minor home improvements.

2. Our Approach 

Our experienced surveyor conducted a full non-intrusive inspection, carefully examining all accessible areas including the loft, kitchen, boiler cupboard, and exterior outbuildings. Where suspect materials were identified, discreet samples were collected and sent to a UKAS-accredited laboratory for testing. The survey was completed in line with HSG264 standards, ensuring accuracy and minimal disruption to the household.

3. Findings 

• Roof Soffits: Asbestos cement soffits were found around the roofline, all in solid condition with no signs of cracking or damage.
• Boiler Flue: The boiler flue was confirmed to contain asbestos cement, typical for properties of this age.
• Old Floor Adhesive: Traces of asbestos were found within the bitumen adhesive beneath vinyl floor tiles in the hallway.
• Other Areas: No asbestos detected in walls, ceilings, insulation, or decorative coatings.

4. Recommendations

• Monitoring: The asbestos cement soffits and flue should be left in place but checked periodically as part of an annual management review.
• Encapsulation: The floor adhesive can remain safely beneath new flooring if left undisturbed, or alternatively be sealed using an appropriate encapsulating layer.
• Awareness: Contractors and tradespeople should be made aware of the asbestos register before carrying out any future works.
• Future Renovations: If major refurbishment or heating upgrades are planned, a more intrusive survey should be undertaken before work begins.
