1. Objective:
Our team was recently instructed to carry out a domestic asbestos management survey at a semi-detached property in East Tilbury, Essex. The homeowner was planning minor electrical upgrades and wanted to identify any asbestos-containing materials (ACMs) that might be affected during future maintenance work.
2. Survey Approach
The survey was completed by one of our qualified asbestos surveyors in accordance with HSG264 guidance. A full non-intrusive inspection was carried out across the property, covering all accessible areas – including the loft, garage, and exterior features. Samples of any suspect materials were safely collected and analysed by a UKAS-accredited laboratory to confirm the presence or absence of asbestos fibres.
3. Findings
- Textured Coatings: Small amounts of chrysotile (white asbestos) were found within the textured ceiling coating in the lounge and hallway.
- Soil Pipe: The external soil vent pipe was confirmed as asbestos cement and remained in stable condition.
- Soffit Boards: Cement-based soffit boards around the roofline also contained asbestos but were intact and undamaged.
- No asbestos detected in wall plaster, window sealants, or flooring materials.

4. Recommendations
- Safe Management: As all ACMs were in good condition, they can safely remain in place under a management plan.
- Encapsulation: The textured coatings should be sealed with a suitable paint finish to prevent fibre release.
- Awareness: Contractors carrying out any work in the affected areas should be made aware of the asbestos register before starting.
- Regular Monitoring: We recommend visual reinspection every 12 months or sooner if any damage occurs.
Outcome
The survey provided the homeowner with a full asbestos register and management plan, giving them a clear understanding of materials present within the property. With no high-risk ACMs identified, the home can continue to be safely occupied, and planned works can go ahead with confidence.
