Location: Chelmsford, Essex
Survey Type: Asbestos Management Survey (CAR 2012 Compliance)
Survey Date: 29/09/2025
1. Objective:
This charming period property in Chelmsford, Essex, recently underwent a domestic asbestos management survey. The homeowner wanted to ensure that any older materials within the building were safe and properly documented before planning minor upgrades and maintenance around the house.
2. How We Approached It
Our surveyor carried out a full, non-intrusive inspection of the property – covering the main house, loft space, and attached outbuildings. Each area was carefully examined for materials that could potentially contain asbestos. Samples were collected only where necessary, keeping disruption to a minimum and ensuring the building remained completely safe throughout the process.
3. What We Found
- Textured Ceiling Finishes: Some of the original ceiling coatings were confirmed to contain chrysotile (white asbestos). These were in sound condition with no damage.
- Garage Roof Panels: Corrugated asbestos cement sheets were found on the roof of the adjoining garage, showing light weathering but still structurally stable.
- Service Areas: Older pipe boxing materials were identified as potential asbestos insulating board (AIB), intact and undisturbed.
- Everything else – including flooring, wall finishes, and insulation – came back clear.
Note: The full survey report contains a detailed register with photographs, locations, and specific risk information for each of these materials.
4. Our Advice
Because all the asbestos materials were in good condition, there was no need for removal at this stage. Instead, we recommended:
- Keeping an asbestos register for the property.
- Periodic visual checks to ensure no deterioration over time.
- Informing any tradespeople of the asbestos locations before carrying out future works.
Outcome
The homeowner now has complete peace of mind knowing exactly where asbestos is present and how to manage it safely. With clear documentation in place, they can move forward with home improvements confidently and compliantly – without any unnecessary disruption.
