1. Objective:

We were recently instructed to carry out a domestic asbestos management survey at this semi-detached property in Bromley, Kent. The homeowner wanted to gain a full understanding of any potential asbestos-containing materials (ACMs) in the house before arranging maintenance and electrical upgrades.

2. What We Did 

Our surveyor carried out a full non-intrusive inspection of the property, including all accessible rooms, loft spaces, and the garage area. Each suspect material was carefully examined, sampled where necessary, and tested by a UKAS-accredited laboratory. The survey followed HSG264 guidance to ensure accurancy and compliance.

3. What We Found 

• Textured Coatings: Asbestos was identified in the textured ceiling coating in the living room. The coating was in good condition with no sign of damage.
• Pipe Insulation: Remnants of old thermal insulation were discovered around heating pipework in the loft, confirmed to contain asbestos fibres.
• Cement Roof Sheets: The small outbuilding at the rear of the property had corrugated asbestos cement roofing, still intact but showing some surface wear.
• No asbestos detected in floor coverings, wall plaster, or window sealants.

4. Recommendations

• Encapsulation: The pipe insulation in the loft should be encapsulated to prevent accidental disturbance.
• Ongoing Monitoring: The asbestos ceiling coating can remain in place but should be checked periodically as part of an annual management plan.
• Future Renovations: If the property undergoes further refurbishment, a more intrusive asbestos refurbishment survey should be arranged before works begin.
• Contractor Awareness: Ensure all future tradespeople are made aware of asbestos locations before carrying out maintenance or drilling into ceilings or walls.
