1. Objective:
We were recently instructed to carry out a domestic asbestos management survey at this semi-detached property in Bromley, Kent. The homeowner wanted to gain a full understanding of any potential asbestos-containing materials (ACMs) in the house before arranging maintenance and electrical upgrades.
2. What We Did
Our surveyor carried out a full non-intrusive inspection of the property, including all accessible rooms, loft spaces, and the garage area. 3. What We Found

- Cement Roof Sheets: The small outbuilding at the rear of the property had corrugated asbestos cement roofing, still intact but showing some surface wear.
- No asbestos detected in floor coverings, wall plaster, or window sealants.

4. Recommendations
- Encapsulation: The pipe insulation in the loft should be encapsulated to prevent accidental disturbance.

- Future Renovations: If the property undergoes further refurbishment, a more intrusive asbestos refurbishment survey should be arranged before works begin.
- Contractor Awareness: Ensure all future tradespeople are made aware of asbestos locations before carrying out maintenance or drilling into ceilings or walls.
