Project Review: Commercial Asbestos Management Survey – Grays, Essex
Survey Process
Our qualified asbestos surveyors performed a detailed, non-intrusive inspection of all accessible areas within the building. Several key materials were identified as potential ACMs and were sampled for laboratory analysis. Samples were taken from:
- Cement Rainwater Goods – Including gutters and downpipes, which commonly contain asbestos fibres.
- Insulating Board Panels – Frequently used for fireproofing and internal partitions.
- Floor Tiles – Older vinyl flooring often contains asbestos within the tiles or adhesive.
- Textured Coatings – Found on ceilings and walls, these coatings (such as Artex) were historically used for decorative finishes and can contain asbestos.
- Toilet Cisterns – Certain older models were manufactured with asbestos-reinforced materials.
All samples were sent to a UKAS-accredited laboratory for testing, ensuring accurate identification of any ACMs present.
Findings & Risk Assessment
The laboratory results confirmed that asbestos was present in several of the sampled materials, including:
- Asbestos cement in the rainwater goods, which presented a low risk unless disturbed.
- Asbestos insulating board panels, which require careful management due to the potential risk of fibre release.
- Vinyl floor tiles, which contained asbestos but posed minimal risk if left intact.
- Textured coatings, which tested positive for asbestos but were in good condition, meaning no immediate remedial action was necessary.
- Toilet cisterns, which contained asbestos-reinforced materials but were unlikely to pose a hazard unless damaged or removed.
Each ACM was assessed for its condition, location, and likelihood of disturbance, allowing the property owner to make informed decisions about future maintenance and refurbishment.
Recommendations & Next Steps
Following the survey, we provided the client with a detailed asbestos management report, which included:
- ACM Locations & Conditions – A full breakdown of identified asbestos materials and their current state.
- Risk Analysis – Evaluations of the potential for asbestos fibre release.
- Management Plan – Practical guidance on how to safely monitor, manage, or remove ACMs in compliance with health and safety regulations.
Since no immediate removal was required, the property owner was advised to implement regular monitoring and safe maintenance procedures to prevent accidental disturbance of ACMs. If future renovations take place, licensed asbestos removal may be required for higher-risk materials like insulating board panels.
