Survey Process

Our qualified asbestos surveyors performed a detailed, non-intrusive inspection of all accessible areas within the building. Several key materials were identified as potential ACMs and were sampled for laboratory analysis. Samples were taken from:

Findings & Risk Assessment

The laboratory results confirmed that asbestos was present in several of the sampled materials, including:

• Asbestos insulating board panels, which require careful management due to the potential risk of fibre release.
• Vinyl floor tiles, which contained asbestos but posed minimal risk if left intact.
• Textured coatings, which tested positive for asbestos but were in good condition, meaning no immediate remedial action was necessary.
• Toilet cisterns, which contained asbestos-reinforced materials but were unlikely to pose a hazard unless damaged or removed.

Each ACM was assessed for its condition, location, and likelihood of disturbance, allowing the property owner to make informed decisions about future maintenance and refurbishment.

Recommendations & Next Steps

Following the survey, we provided the client with a detailed asbestos management report, which included:

• Risk Analysis – Evaluations of the potential for asbestos fibre release.

Since no immediate removal was required, the property owner was advised to implement regular monitoring and safe maintenance procedures to prevent accidental disturbance of ACMs. If future renovations take place, licensed asbestos removal may be required for higher-risk materials like insulating board panels.
