Project Overview
We were appointed to undertake an asbestos management survey at a high-street restaurant premises in Witham, Essex. The building consists of a ground-floor Turkish grill and meze restaurant with additional accommodation/storage rooms on the first floor.
The client requested an updated asbestos register to support safe ongoing maintenance and to prepare for potential refurbishment works within the kitchen and dining areas.
Survey Method
A qualified surveyor carried out a detailed management inspection throughout all accessible areas, including:

Main dining area and bar

First-floor rooms and stairwell

Electrical intake point

External signage, soffits, and service penetrations
Sampling was conducted in line with HSG264, and all samples were analysed by a UKAS-accredited laboratory.
Key Findings
Several asbestos-containing materials (ACMs) were identified during the inspection:

Kitchen Vinyl Adhesive: Bitumen adhesive beneath an older vinyl layer in the kitchen tested positive for chrysotile asbestos.

Electrical Backboard: The original fuse panel retained an asbestos insulating backing board.

Ceiling Access Panel: A small AIB panel was located above a service hatch at the rear of the dining area.

Service Penetration Filler: Asbestos cement filler was found around a redundant pipe entry point in a staff storage room.

External Signage Fixings: Packing pieces behind the external fascia sign contained asbestos cement.
No asbestos was detected in the restaurant’s main decorative ceiling finishes, plaster walls, or the modern flooring installations.
A complete photographic asbestos register and material risk assessments were provided as part of the final report.
Recommendations

In-Situ Management: All ACMs are stable and suitable for continued management in place.

Restricted Work Near AIB: Any works to the ceiling service hatch must be controlled and carried out by competent personnel.

Contractor Awareness: All maintenance or kitchen-refit contractors should review the asbestos register before beginning work.

Scheduled Reinspection: ACMs should be reassessed annually to ensure their condition remains unchanged.

Planned Removal: If refurbishment involves electrical upgrades or replacing kitchen flooring, the relevant ACMs should be removed by licensed contractors.
Outcome
The completed survey has provided the restaurant operator with a clear, compliant asbestos register tailored specifically to this high-street premises. All ACMs have been identified, risk-rated, and documented, ensuring safe future maintenance and full compliance with the Control of Asbestos Regulations 2012.
