Project Overview
We recently carried out an asbestos management survey at a commercial property in South East London. The survey was required to assist the duty holder in meeting their responsibilities under the Control of Asbestos Regulations 2012.
The property is a multi-storey commercial building of traditional brick construction, with rendered sections to the frontage and aluminium-framed windows. Internally, the premises comprises office accommodation and shared areas. Due to the age and style of the building, the presence of asbestos-containing materials was considered likely.
The Asbestos Management Survey
The asbestos management survey was undertaken in accordance with HSG264 – Asbestos: The Survey Guide. All accessible areas of the building were inspected, focusing on materials that could be disturbed during normal occupation or routine maintenance.
The survey included inspection of:
- Internal office areas and circulation spaces
- Walls, ceilings and floor finishes
- Service risers and accessible voids
- External elements such as rendered finishes and window surrounds, where safely accessible
Representative samples of suspect materials were taken where appropriate and submitted to a UKAS-accredited laboratory for analysis.
Survey Findings
The survey identified a small number of asbestos-containing materials (ACMs) commonly associated with commercial buildings of this age. These included materials such as textured coatings and asbestos cement products located in non-intrusive, low-traffic areas.
All identified ACMs were found to be in good condition, with no visible signs of damage or deterioration at the time of the survey. The materials were assessed as presenting a low risk, provided they are managed correctly and not disturbed.
Asbestos Register and Report
Following completion of the survey, the client was issued a comprehensive asbestos management report, which included:
- An asbestos register identifying the location of ACMs
- Material and priority risk assessments
- Laboratory analysis certificates
- Practical recommendations for ongoing management
The report provides clear guidance to ensure asbestos materials are safely managed and that relevant information is available to contractors prior to carrying out any maintenance works.
Project Outcome
The asbestos management survey enabled the client to accurately understand the asbestos risks within the building and to implement an effective asbestos management plan.
No immediate remedial action was required, and the identified asbestos-containing materials can be safely managed through regular monitoring and review.
