1. Objective
We were instructed to carry out a full domestic asbestos management survey at a traditional two-storey terraced property in Barnet, North London. The purpose of the inspection was to identify and assess any asbestos-containing materials (ACMs) within the property, providing the homeowner with a current asbestos register and ensuring compliance with the Control of Asbestos Regulations 2012.
The client sought this survey ahead of planned internal improvements, including kitchen refurbishment and redecoration works.
2. Survey Approach
Our qualified surveyor completed a non-intrusive management-level inspection in accordance with HSG264 Guidance. The survey included all accessible areas of the property, covering the entrance hallway, living room, kitchen, bathroom, bedrooms, loft void, and rear outbuilding.
Where suspect materials were encountered, representative samples were safely collected and analysed by a UKAS-accredited laboratory. The survey was conducted with minimal disruption, allowing normal household activities to continue during the inspection.
3. Findings

Loft Area: Asbestos insulation board (AIB) debris was identified around the cold-water tank enclosure, likely from previous removal work. The material was isolated and presented a low risk under current conditions.

Kitchen Soffit Panel: A painted soffit panel above wall units was confirmed to contain chrysotile asbestos. It was sealed and in sound condition.

Vinyl Floor Tiles: Chrysotile asbestos was detected within the vinyl floor tiles in the entrance hallway. The tiles were securely fixed and undamaged.

Textured Coating: Small areas of textured coating in the upstairs landing ceiling were found to contain asbestos fibres. The finish was stable with no evidence of deterioration.

Outbuilding Roof: The roof sheets of the small rear shed were confirmed as asbestos cement.
No asbestos was detected in wall plaster, boiler flues, electrical fuse boards, or insulation materials sampled during the survey.
A detailed asbestos register with photographic evidence, material assessments, and risk ratings has been included within the full report.
4. Recommendations

Manage In Situ: The kitchen soffit panel, vinyl floor tiles, and textured coatings should remain undisturbed and managed in place under a formal asbestos management plan.

Encapsulation: The small AIB debris around the loft tank should be safely encapsulated or removed by a licensed contractor to prevent future disturbance.

Routine Review: The asbestos register should be reviewed and updated annually, or before any building, electrical, or plumbing work is undertaken.

Contractor Awareness: Any contractors working within the property should be made aware of the asbestos register and follow appropriate control measures.

Safe Removal Option: If refurbishment proceeds in the kitchen or loft, affected ACMs should be removed by a suitably qualified asbestos removal contractor.

The completed asbestos management survey has provided the homeowner with a clear understanding of any asbestos materials present and practical guidance for managing them safely.
