Project Overview
We recently carried out an asbestos management survey at a terraced house in Ilford, Essex. The property forms part of a short row of similar homes and was surveyed as part of the owner’s preparation for planned internal upgrades.
The purpose of the inspection was to identify any asbestos-containing materials (ACMs) within this one property only and to provide a clear asbestos register in line with the Control of Asbestos Regulations 2012.
Survey Method
A qualified surveyor carried out a full non-intrusive inspection throughout the house, assessing:

Ground-floor hallway, lounge and kitchen

First-floor bedrooms and landing

Bathroom
-
Storage cupboards and service areas

Loft void
-
External soffits and porch area relevant to the property
All suspect materials were sampled following HSG264 guidance and tested by a UKAS-accredited laboratory.
Key Findings
Several asbestos-containing materials were identified within the terraced property:

Textured Ceiling Coatings: Asbestos was detected in sections of textured ceiling finish on the landing and in one bedroom.

Floor Tile Adhesive: Bitumen adhesive beneath an older kitchen floor covering tested positive for chrysotile asbestos.

Flue Pipe Section: A redundant asbestos cement flue was identified within the loft.

Service Penetration Filler: Small areas of asbestos cement filler were found around an old pipe entry point in a cupboard.

External Soffits: Asbestos cement soffit boards were present along the roofline at the front of the house.
No asbestos was detected in the plaster walls, skirting boards, window frames, or loft insulation.
A full photographic asbestos register has been included in the final report.
Recommendations

In-Situ Management: All identified ACMs can remain safely in place provided they are left undisturbed.

Encapsulation: Sealing or over-boarding the textured coatings and soffits is recommended to reduce the risk of accidental disturbance.

Contractor Awareness: Any electricians, plumbers or decorators must review the asbestos register before carrying out work.

Reinspection: An annual condition check is advised to ensure ACMs remain in a safe state.

Prior to Renovation: Any intrusive refurbishment works will require a Refurbishment & Demolition Survey.
Outcome
The survey has provided the homeowner with a clear, compliant asbestos register for their terraced property. All materials have been identified and assessed, ensuring future maintenance and improvements can be carried out safely and in full compliance with the Control of Asbestos Regulations 2012.
