Project Overview
We were appointed to carry out an asbestos management survey at a two-storey commercial property in the heart of Grays, Essex. The premises, occupied by a hair salon on the ground floor with offices above, required an updated asbestos assessment to support ongoing maintenance and ensure full compliance with the Control of Asbestos Regulations 2012.
With the property previously subject to several internal alterations, the client sought clarity on any remaining asbestos-containing materials (ACMs) before future cosmetic works were planned.
Survey Methodology
A qualified surveyor carried out a full management-level inspection across all accessible areas of the property, including retail and office spaces, storage rooms, and external elevations. The survey was completed in line with HSG264 Guidance, with all suspect materials sampled and analysed by a UKAS-accredited laboratory.
The inspection was performed outside of trading hours to avoid disruption to the business and its clients.
Key Findings

Textured Coating: Asbestos-containing textured coating was identified on sections of the ceiling in the rear office area. The material was found to be in good condition with no evidence of damage or disturbance.

Pipework: A small section of asbestos pipe lagging residue was identified on redundant pipework located within the upper-floor service area.

Flooring Materials: Vinyl floor tiles in the first-floor kitchenette were confirmed to contain chrysotile (white asbestos).

External Areas: No asbestos was identified within external render or window surrounds.
A full Asbestos Register and Material Risk Assessment were compiled as part of the survey deliverables.
Conclusion & Recommendations
To maintain safe management and full regulatory compliance, the following measures were advised:

Encapsulation: The textured coating and floor tiles should be left in place and sealed to prevent fibre release.

Ongoing Management: All identified asbestos-containing materials (ACMs) should be recorded in the site’s asbestos management plan and reinspected annually.

Contractor Awareness: Contractors and maintenance staff must be made aware of the asbestos register prior to any repair or alteration works.

Refurbishment Works: If future refurbishment or reconfiguration of the premises is planned, a Refurbishment and Demolition Survey will be required to investigate hidden materials.
