When you’re dealing with an older commercial property in sunny (well… sometimes sunny) Westcliff-on-Sea, you never quite know what’s hiding behind the walls, above the ceilings, or under the floors. This project saw us carry out a full Commercial Asbestos Management Survey at a high street property in Westcliff-on-Sea, Essex, to help the owners stay compliant with the Control of Asbestos Regulations 2012 and, most importantly, keep everyone safe.

Why We Were There:

The aim was simple:

• Locate and record any asbestos-containing materials (ACMs) in the building.

How We Did It:

Our asbestos surveyors carried out a thorough inspection of the building, from the shop floor to the dusty storage areas out back. Using the HSG264 Asbestos: The Survey Guide, we:

• Checked all accessible areas without causing unnecessary disruption.
• Took small samples of any suspicious materials and sent them off to a UKAS-accredited lab.
• Recorded locations, conditions, and risk levels of any ACMs found.
• Added everything neatly into an asbestos register so future contractors know exactly where to tread carefully.

What We Found:

The good news? No hidden horror stories. The building had a couple of low-risk finds:

• Some textured coating containing chrysotile on a back-office ceiling.
• A small section of asbestos cement board tucked away in a service cupboard.

Both were in good condition and didn’t pose an immediate risk – provided they’re left undisturbed and monitored.

Conclusion & Recommendations:

Here’s what we told the client:

1. Keep the asbestos register up to date.
2. Carry out annual re-inspections to check the condition hasn’t changed.
3. If any refurbishment works are planned, arrange a Refurbishment Survey first.
4. Make sure all contractors see the asbestos register before starting work.
