- Roofing Materials: Cement sheets with asbestos content were found on an outbuilding roof. These remained structurally sound but weathered.
- No asbestos detected in floor finishes, plasterboard partitions, or window frames.
The Asbestos Register, which contains a full list of all identified materials, their condition, and a formal risk assessment, is available in the main survey report.
Conclusion & Recommendations:
To ensure the site is managed safely and in full compliance with regulations, the following strategic actions are recommended:
- Management & Monitoring: ACMs in good condition should be left in place and checked at regular intervals as part of the management plan.
- Encapsulation: The pipe lagging in the plant room should be encapsulated to prevent further deterioration until future removal can be scheduled.
- Contractor Awareness: All maintenance and refurbishment contractors must be informed of ACM locations before commencing works.
- Future Planning: When the time comes for major refurbishment or roof replacement, licensed asbestos removal will be required.
