Project Overview
We were instructed to carry out a commercial asbestos management survey at a street food takeaway and convenience store operating from a mixed-use retail building. The property is actively used by staff and customers throughout the day, so the survey was required to support ongoing compliance and ensure the premises remained safe for occupation.
Due to the age and layout of the building, a full management survey was necessary to identify any asbestos-containing materials (ACMs) that could be disturbed during routine maintenance or minor works.
Survey Approach
Our surveyor completed a detailed inspection of all accessible areas within the premises, including the shop floor, food preparation areas, storage rooms, service cupboards, and external elements of the building. Care was taken to work around trading hours to minimise disruption to the business.
Any materials suspected of containing asbestos were safely sampled and sent to a UKAS-accredited laboratory for analysis, in line with HSG264 guidance.
Key Findings

Ceiling & Wall Panels: Asbestos-containing boards were identified within older internal panels above service areas, sealed and in stable condition.

Rear Store Areas: Cement-based materials containing asbestos were found within the rear storage section of the property.

External Fabric: Asbestos cement materials were recorded around the rear elevation and roofline.

No asbestos detected within customer-facing finishes, flooring, or modern fixtures.
Recommendations

Management in Place: All identified ACMs were suitable to remain in situ under a formal asbestos management plan.

Restricted Areas: Storage and service areas containing asbestos should remain controlled and clearly recorded within the asbestos register.

Contractor Control: Any maintenance or shop-fitting contractors must be provided with the asbestos register before carrying out intrusive works.

Future Alterations: A refurbishment asbestos survey will be required if internal alterations or upgrades are planned.
