Project Overview:
We were commissioned to carry out a commercial asbestos management survey at a busy optician’s practice in Hove, Sussex. The purpose of the survey was to identify and assess any asbestos-containing materials (ACMs) within the property, ensuring compliance with the Control of Asbestos Regulations 2012 and helping the client maintain a safe working environment for staff and visitors.
Survey Methodology:
Our qualified surveyor conducted a thorough visual inspection throughout the premises, covering customer areas, consultation rooms, back-office spaces, storage areas, and the basement. Samples of suspect materials were collected discreetly and analysed by a UKAS-accredited laboratory. The survey was completed outside of business hours to avoid disruption to the client’s operations.
Key Findings:
- Ceiling Panels: Asbestos was identified in older ceiling tiles within the rear storeroom. These were in good condition with no signs of damage.
- Pipe Boxing: Asbestos insulating board (AIB) was found encasing pipework in the basement area, with minor wear noted.
- Cement Panels: Small sections of asbestos cement sheeting were located behind exterior signage at the shopfront.
- No asbestos detected in decorative plasterwork, flooring materials, or the main customer areas.
The Asbestos Register, which contains a full list of all identified materials, their condition, and a formal risk assessment, is available in the main survey report.
Conclusion & Recommendations:
To ensure the site is managed safely and in full compliance with regulations, the following strategic actions are recommended:
- Encapsulation: The AIB pipe boxing should be sealed with a protective coating to prevent further surface wear.
- Monitoring: The asbestos ceiling tiles and cement signage panels can remain in place under an ongoing management plan, with annual condition checks.
- Record Keeping: The asbestos register should be made available to all maintenance contractors prior to any work on the premises.
- Future Refurbishment: If internal redecoration or refitting is planned, a refurbishment survey should be undertaken to check any areas not previously accessed.
