Project Overview
We were commissioned to complete an asbestos management survey at a commercial industrial property in Romford, Essex. The premises comprised warehouse accommodation with attached office space and was actively in use at the time of the survey. The purpose of the survey was to identify and assess any asbestos-containing materials (ACMs) present, ensuring the dutyholder remained compliant with current asbestos regulations.
Scope of Works
A non-intrusive asbestos management survey was undertaken across all accessible areas of the building, including:

Suspect materials were sampled where appropriate and analysed by a UKAS-accredited laboratory. The survey was completed in accordance with HSG264 guidance, allowing business operations to continue throughout.
Key Findings

Wall & Roof Cladding: Asbestos cement corrugated sheets were identified to sections of external wall and roof cladding. The materials were weathered but remained intact and securely fixed.

Loading Door Surrounds: Asbestos cement panels were identified around the large loading bay door openings, consistent with the age and construction of the unit.

Internal Service Areas: Localised asbestos-containing materials were identified within legacy service enclosures. These materials were sealed and in good condition at the time of inspection.

Modern Areas: No asbestos-containing materials were identified within recently refurbished office spaces or modern internal finishes.
The asbestos register includes detailed locations, photographs, material assessments, and priority risk ratings for all identified ACMs.
Management Recommendations

Retention & Monitoring: Asbestos cement materials can remain in place and should be visually inspected as part of an ongoing asbestos management plan.

Access & Permit Controls: Any works involving cladding, loading bays, or service areas should be controlled via a permit-to-work system.

Contractor Information: The asbestos register must be provided to contractors prior to undertaking maintenance or installation works.

Future Works: Planned refurbishment, recladding, or structural alterations will require a dedicated asbestos refurbishment or demolition survey.
Outcome
