1. Objective
We were appointed to carry out a domestic asbestos management survey at a detached bungalow in Clacton-on-Sea, Essex. The survey was commissioned to identify any asbestos-containing materials (ACMs) within the property prior to planned renovation works. The goal was to provide the homeowner with accurate information and a compliant asbestos register to ensure safe future maintenance in line with the Control of Asbestos Regulations 2012.
2. Survey Approach
A qualified asbestos surveyor completed a detailed non-intrusive inspection across all accessible areas, including the bedrooms, lounge, kitchen, bathroom, loft space, detached garage, and external soffits.
All suspect materials were sampled in accordance with HSG264: Asbestos – The Survey Guide, with laboratory analysis carried out by a UKAS-accredited facility. The survey was undertaken efficiently and without disruption to the occupants.
3. Findings

Garage Roof: Corrugated asbestos cement sheets were confirmed on the detached garage roof. The material showed typical ageing but no significant deterioration.

Loft Area: Asbestos insulation board (AIB) was identified around the former water tank framework within the loft void.

Ceiling Textures: Chrysotile asbestos was detected in textured ceiling coatings in the hallway and living room.

Kitchen Sink Pad: An asbestos-containing bitumen pad was identified beneath the kitchen sink unit, used historically for sound-dampening.

Soffit Boards: Asbestos cement soffits were present around the bungalow’s roof perimeter.
No asbestos was found in the internal wall plaster, floor coverings, or heating system elements sampled during the inspection.
A complete asbestos register with high-resolution photographs, condition assessments, and risk scoring has been issued as part of the final report.
4. Recommendations
- Management in Place: All identified asbestos materials should be left undisturbed and managed in situ under controlled conditions.
- Encapsulation: The AIB panels in the loft should be sealed or encapsulated to prevent accidental damage.
- Monitoring: Visual reinspection of all ACMs should take place annually or before any structural work is undertaken.
- Contractor Awareness: Any contractors involved in electrical, plumbing, or building work should be made aware of the asbestos register prior to commencing tasks.
- Removal Option: Should refurbishment or replacement be planned for the garage roof or soffits, removal should only be carried out by a licensed or competent asbestos removal contractor.
5. Outcome
- Following completion of the survey, the homeowner now has a comprehensive asbestos register and management plan, enabling safe ongoing occupation and future refurbishment.
- By identifying all asbestos-containing materials and assessing their condition, the property can be maintained and improved safely, ensuring full compliance with the HSE’s Control of Asbestos Regulations 2012 and protecting all occupants and tradespeople.
