1. Objective:
We were recently appointed to carry out a domestic asbestos management survey at a property in South West London. The homeowner wanted a full inspection before undertaking electrical and plumbing upgrades to ensure the property was safe and compliant with current asbestos regulations.
2. Survey Approach
Our experienced surveyor conducted a comprehensive, non-intrusive inspection across all accessible areas, including living spaces, basement, and external structures. Suspect materials were carefully sampled and sent to a UKAS-accredited laboratory for analysis. The survey was completed efficiently, with minimal disruption to the household’s daily routine.
3. Findings
- Textured Ceiling Finishes: Chrysotile (white asbestos) was identified in textured coatings on the ceilings of two upper-floor rooms.
- Boiler Cupboard Panels: Asbestos insulating board (AIB) was confirmed behind the boiler area, showing minor surface wear.
- Roofline Materials: Asbestos cement soffits were found along the rear elevation of the property, intact and in good condition.
- No asbestos detected in decorative plasterwork, wall tiles, or flooring adhesives.

4. Recommendations
- Encapsulation: The AIB behind the boiler should be sealed or encapsulated to prevent surface degradation.
- Management Plan: The identified materials can remain in place under an asbestos management plan, with regular visual inspections to monitor their condition.
- Contractor Awareness: Any tradespeople carrying out future works must be informed of asbestos locations to ensure safe working practices.
- Future Renovation Advice: If any major refurbishment or redecoration is planned, a more intrusive refurbishment survey should be completed first.

The survey provided the homeowner with a clear understanding of asbestos risks within the property and a structured plan for safe ongoing management. With no high-risk materials identified, they can proceed with their upgrade works confidently and in full compliance with HSE guidance.
