Project Overview:
Our team was recently called to Worlingworth, Suffolk, to undertake a commercial asbestos management survey at a rural business premises made up of several connected workshops and storage buildings. The client wanted to update their asbestos register as part of a routine safety review and ensure full compliance with the Control of Asbestos Regulations 2012.
Survey Methodology:
We began with a full visual inspection of the site, including internal workspaces, roof voids, service ducts, and external cladding. The survey was carried out during normal business hours, with minimal interruption to operations. Samples of any suspect materials were taken for laboratory testing at a UKAS-accredited facility, while detailed notes and photographs were used to create an accurate site record.
Key Findings:
- Roofing Materials: Asbestos cement roof sheets were identified on one of the older workshop buildings. The sheets were structurally sound but showed light weathering typical of their age.
- Wall Panels: Sections of asbestos cement wall cladding were noted on an external elevation, in good condition with no visible damage.
- Gaskets and Insulation: A small number of asbestos gaskets were found within redundant pipework in the plant room.
- No asbestos present in office spaces, ceiling finishes, or decorative materials.
The Asbestos Register, which contains a full list of all identified materials, their condition, and a formal risk assessment, is available in the main survey report.
Conclusion & Recommendations:
To ensure the site is managed safely and in full compliance with regulations, the following strategic actions are recommended:
- Routine Monitoring: As all ACMs were in good condition, they can safely remain in place under a management plan. We advised a visual reinspection every 12 months to confirm no deterioration.
- Labelling: Discreet asbestos warning labels were applied in appropriate areas to alert maintenance personnel.
- Record Updates: The asbestos register and management plan were updated to reflect all findings, and digital copies were supplied for easy reference.
- Safe Working Advice: We briefed site staff on the presence of ACMs and advised on safe working practices should any maintenance or alterations be required.
